When US President Donald Trump reignited talk of “taking over" Greenland, the rhetoric sounded familiar- like a real estate negotiation scaled up to continental proportions. In Donald Trump’s worldview, shaped by decades in New York property deals, everything has a price, everything is negotiable and ownership is absolute. Greenland, however, does not work that way.

Despite repeated suggestions that the vast Arctic territory could be bought, acquired or otherwise brought under US control, Greenland’s land system quietly upends one of the most basic assumptions of global real estate: that if you buy a property, you own the land beneath it.

Can You Buy A House In Greenland?

Yes but with limits. In Greenland, people can purchase houses and buildings, including homes that already exist. These structures can be sold, inherited and transferred, much like property elsewhere. On the surface, that looks familiar enough but the similarity ends there.

Do You Own The Land Under The House?

No. All land in Greenland is publicly owned. There is no private land ownership in the conventional sense. What buyers receive instead is a right to use the land, granted by local authorities. The ground itself remains under collective or state control. In other words, you can own the house but not the ground it stands on.

Why Is Greenland’s System So Different?

Greenland’s approach reflects geography, history and practicality. The island’s harsh climate, sparse population and traditional land use made private land ownership impractical long before modern property laws existed. Land is treated as a shared resource rather than a commodity. The system is designed to prevent speculation, hoarding and foreign land grabs- concerns that resonate strongly today as Greenland’s strategic importance grows due to climate change and Arctic geopolitics.

Can Foreigners Buy Property In Greenland?

Foreigners face additional restrictions. In most cases, long-term residency and local ties are required before purchasing property or obtaining land-use rights. Approval is not automatic and exceptions are rare. This makes the idea of an external power “buying" Greenland not just politically impossible but legally incoherent.
